This table does not replace an inspection. Water can run down piping or insulation and make a connection leak look like a tank leak.
First: identify the symptom
No hot water
Electric: power, thermostat, reset, or element. Gas: ignition, control, fuel-supply, or venting.
Not enough hot water
Undersized unit, failed component, sediment, or increased household use.
Too hot or changing temperature
A control, thermostat, or mixing valve — creates scald risk. Arrange service rather than repeatedly changing controls.
Unusual sounds
Popping/rumbling from sediment; hissing or banging need their own diagnosis.
Rust-colored or odorous water
Compare hot and cold. If only hot is affected, the heater, anode, or hot piping may be involved.
Moisture around the unit
Find the highest visible wet point without touching hot or energized parts.
When repair is often reasonable
Repair is commonly considered when the tank body is sound, the problem is limited to a replaceable part, the unit hasn’t needed repeated major repairs, the correct part remains available, capacity still fits normal household use, the installation doesn’t require a broader correction, and repair cost is reasonable compared with a suitable replacement. Examples include a failed electric heating element, thermostat, serviceable control, igniter, valve, or connection.
When replacement deserves a serious look
The tank itself leaks. A corroded storage-tank body is not normally a durable-patch candidate.
Breakdowns are frequent. Several repairs close together can change the economics even if each is technically repairable.
The unit no longer meets demand. A growing household or added bathroom can expose a capacity problem repair won’t fix.
Parts or support are limited. An obsolete control or unavailable part can make repair impractical.
The installation needs major changes. Improper venting, electrical, or drainage may require broader work.

How age should influence the decision
Age is a planning factor, not a diagnosis. Find the model and serial number on the data plate. An older unit with a sound tank and a small serviceable problem may still justify repair; a younger unit with tank failure or unavailable parts may not. If you do repair an older unit, ask what other parts are showing wear and how the repair changes the likely replacement timeline.

Does a leaking water heater always need replacement?
No. A leak from a valve, connection, or drain may be repairable. A leak from the tank body usually points toward replacement.
Is rusty hot water a reason to replace the heater?
It’s a reason to investigate. Compare hot and cold water and identify whether corrosion is in the heater or piping — don’t choose replacement from color alone.
Can sediment make a water heater noisy?
Yes, sediment can contribute to popping or rumbling, but sounds can have other causes too.
Should I replace a working water heater before it fails?
Planned replacement can make sense when the unit is in a damage-sensitive location or has a concerning history. There’s no universal age at which every functioning heater must be removed.
Is tankless always cheaper to operate?
